Innovative labs and flexible offices
The plans include the repurposing of the existing office building at 17 Columbus Courtyard into a state-of-the-art life sciences and technology hub. The building will be nine stories high across 256,000 sq. ft gross, featuring flexible laboratory and office space.
The main works commenced in February 2025 and are expected to finish towards the end of 2026.

The site
Providing for Canary Wharf and the local community
17CC is located in the West of the Canary Wharf Estate, next to the North Dock and within close proximity to Cabot Square and Westferry Circus. The site forms part of a wider area of office and commercial buildings within the estate.
LS Estates wants to engage with people living and working in Tower Hamlets to promote the exciting opportunities that life sciences will bring to the area and provide opportunities that create pathways to employment.

- Café and bookable meeting rooms with conference facilities
- Improvements to the public realm

Completion of Shell and Core works, with Ground to Level 4 delivered as fitted laboratory and workspace ready for occupation.
