Retrofit in focus – how we’re creating a next-generation life sciences hub

17CC is one of London’s most significant life sciences retrofit projects, a 256,000 sq ft conversion of a legacy 1980s office into a science-ready, fully electric and efficient research facility.
Retaining and enhancing the existing structure will deliver major carbon savings whilst creating a modern, high-performance laboratory environment.

17CC offers the ideal foundations for a science conversion: strong pre-existing structure, generous ceiling heights and a grid capable of supporting advanced systems.
Repurposing the building rather than rebuilding avoids substantial carbon emissions and accelerates delivery by over 6 months.


What’s being delivered
Based on the construction and design programme underway:
- 60% wet laboratory / 40% write-up and workspace mix, ensuring flexibility for research companies
- Structural upgrades to meet vibration requirements for specialist equipment
- Entirely new MEP systems, electrified and sized for lab heat loads, resilience and air change rates
- A new high-performance façade, replacing the original system to achieve airtightness and energy efficiency
- Co-working, social spaces, café, enhanced entrance and amenities to support collaboration

Over the coming months, we will be undertaking a comprehensive and transparent three stage consultation programme, reviewing all feedback received throughout, and where possible, incorporating this into the final proposals prior to submitting an application to Winchester City Council.
